1. What is Kuala Lumpur Sentral? When did the development commence and when is it due for completion?

Kuala Lumpur Sentral is an exclusive urban centre built around Malaysia’s largest transit hub, offering global connectivity, excellent investment opportunities, business convenience and an international lifestyle. The development of Kuala Lumpur Sentral commenced in 1997 with the construction of Stesen Sentral and the entire 72 acre project should be completed by 2015.

The response has been very good. For example the second phase of the luxurious condominiums – Suasana Sentral Loft, which has been completed, had registered more than 90% in sales in just 6 months after its launch in 2005. Today, it is 100% sold. Plaza Sentral Phase II is also fully sold.

Investors and purchasers have the foresight and recognise the advantages of living and working in a self-contained environment, especially with the convenience of an integrated transit hub. There is a growing acceptance of rail travel and Kuala Lumpur Sentral has this competitive edge.

  • We have ensured that the disturbances have been kept to a minimum level. Tenants and residents have been informed of this through the proper communication channels 
  • We have introduced specific measures to minimise the disturbances, such as rescheduling of the timing of works undertaken.

Since the completion of Stesen Sentral in 2001, Kuala Lumpur Sentral has developed into an exclusive urban centre built around Malaysia’s largest transit hub, offering global connectivity, excellent investment opportunities, business convenience and an international lifestyle.

To date, we have completed Plaza Sentral Phase 1 with a GFA of 784,000 square feet, Plaza Sentral Phase 2 with a GFA of 849,790 square feet, 1 Sentral tower (Lot N) with GFA of 453,000 square feet, Suasana Sentral condominiums comprising 400 units, and Suasana Sentral Loft with 600 units. Recently, we completed Sooka Sentral, the lifestyle centre with 100,000 square feet of space. In addition, the two 5-star international hotels, Hilton and Le Meridien Kuala Lumpur comprising 932 rooms in total, were completed in 2003 by major Japanese investors Daito Asia Development (M) Sdn Bhd and Daisho Asia Development (M) Sdn Bhd.

As an integrated project, we are probably the largest commercial development in Kuala Lumpur with a GDV of approximately RM5.0 billion in current developments. This includes

  • Four blocks of office towers on Lot J, with a total GFA of approximately 1.5 million sq ft
  • A shopping mall and service apartments totalling 1.5 million sq ft in GFA
  • Office Tower (Lot A) with 834,000 square feet
  • Office Tower (Lot B) with 1.4 million square feet
  • Mixed Development (Lot C) with 1.4 million square feet
  • Serviced Apartments (Lot D), with 1.4 million square feet
  • Media & Technology Park (Lot E), 466,000 square feet
  • Hotel & Office Tower (Lot G), 1.1 million square feet

Upon completion of the ongoing projects, Kuala Lumpur Sentral would have only developed approximately 90% of the total approved GFA of 19 million sq ft of the entire development, which is targeted for completion in 2015.

15. When was the MSC Malaysia Cybercentre status awarded to Kuala Lumpur Sentral?
Kuala Lumpur Sentral was awarded the MSC Malaysia Cybercentre status by the Multimedia Development Corporation in February 2006, thus becoming Malaysia’s first Cybercentre.

16. What is a Cybercentre?
Cybercity and Cybercentre status are awarded to allow more opportunities for a city, township or large building complexes to become an MSC designated area, which in turn will provide more dedicated and specialized industry areas for MSC status companies to locate their operations.

They serve as the physical location to catalyse and support growth of ICT and ICT enabled industries to extend the benefit of ICT to local communities. In essence, the MSC Cybercities/Cybercentres are designated to house the MSC status companies.

  • MSC Cybercity – defined as a self-contained intelligent city with world-class business and living environment offering the 10-point MSC BoGs.
     
  • MSC Cybercentre – defined as a building or complex with basic enabling environment offering partial BoGs (some parts of the BoGs).

Kuala Lumpur Sentral’s Cybercentre status will create further opportunities for the ICT community in terms of an enhanced approach to conducting commerce in the digital age.

In addition to the infrastructure and existing benefits provided by Kuala Lumpur Sentral, the ICT community can enjoy global connectivity, a key competitive edge, especially for the more mobile ICT population. Furthermore, as an exclusive urban centre built around Malaysia’s largest transit hub, Kuala Lumpur Sentral offers excellent investment opportunities, business convenience and an international lifestyle.

With the phase two roll out of the MSC, the award to Kuala Lumpur Sentral as a Cybercentre will enable us to complement Cyberjaya to be the city centre outpost for new media and business application companies which are heavily involved in marketing and face-to-face client interaction. These areas require them to be in the city centre in order to compete and thrive in the marketplace.

Having said that, Kuala Lumpur Sentral represents a strategic and central location to attract MSC companies to cluster and create a natural technology hub for Kuala Lumpur, with its large pool of entrepreneurs and new media companies.
